Our Position

ISPT have applied firm commitment to ensure all buildings within their portfolio are managed in accordance with their Environmental Policy Statement.

ISPT Board Members and Unit holders fully endorse the above policy and support its application by the provision of capital funding to achieve sustainable outcomes.

In interpretation of this policy Central Plaza One, 345 Queen Street Brisbane is committed to:

  • Providing resources for energy management
  • Improving indoor environment quality
  • Reducing CO2 emissions
  • Reducing environmental emissions associated with travel (including employee travel to work, business travel and distribution of goods)
  • Reducing potable water consumption
  • Minimising waste to landfill and recycling wherever possible
  • Minimising environmental impact and pollution
  • Investing in new technology where this meets investment criteria (including renewable energy sources)
  • Purchasing energy efficient plant and equipment (including tenancy equipment)
  • Implementing a regular programme of energy, water and waste audits
  • Setting and publishing performance improvement targets
  • Reporting performance changes and improvement annually
  • Increasing staff awareness of environmental and energy related issues
  • Best practice in energy and environmental management through a strategic action plan which will be reviewed for progress and updated each year.

Our Achievements

Central Plaza One has retained a 4 Star NABERS ENERGY rating and achieved a 4 Star NABERS WATER Rating for the 2007/08 period.

Over recent years, the building owner and management team have continuously worked towards the introduction of many energy saving initiatives into the existing plant and equipment.

All chilled water, condenser water and electric motors associated with the mechanical plant include Variable Speed Drives (VSD'S) to better control in rush currents and ensure long term energy efficiencies are gained when controlling the plant.

ISPT have committed to the upgrade of the buildings secondary condenser water loop with completion due in mid 2009. These works will include installation of new energy efficient pumps, cooling tower, heat exchangers and installation of VSD drives for the pumps.

In early 2008, Central Plaza One introduced the 1s Stage of our Water Harvesting Initiative.

The system has been designed to capture rain water and also condensate water produced during the dehumidifying process with the introduction of fresh air to condition air.

Water harvested is then stored and used to supplement the Cooling Tower water supply. Since the system was commissioned in July 2008 a total of 465,000 Liters have been captured and recycled back into the Cooling Tower make up supply.

The Next Step

The 2009/10/11 period will include a significant capital works program for the property including the installation of new Centrifugal Chillers, new energy efficient chilled water and condenser water pumps, VSD drives and Upgraded Building Management Control System to include a live Energy Management portal.

These projects will collectively assist in the reduction of our energy consumption and ensure more energy efficient control over our plant and equipment.

Central Plaza tenants become involved with recycling

Jones Lang LaSalle will be commencing Environmental and Sustainable Management Committee Meetings form late April 2009. Tenants have been asked to elect a staff member to meeting with the committee on a Quarterly basis to share initiatives introduced into the work place and implement changes which can be introduced by all tenants.

Within the forum Jones Lang LaSalle will provide the tenants feedback on the overall performance of the building and following items:

  • Month Energy Consumption
  • Monthly Water Consumption
  • Monthly Water Harvesting Results
  • Year to Date progress on Reduction Targets
  • Tenants by Tenant Recycling Report

Tenants that apply an Energy Management Plan to their tenancy may also be required to report back the prior months results and work collectively with the management team to ensure they can benefit from this Forum.
