Building Monitoring System (BMS)
Fully integrated building monitoring systems were selected to create intelligent buildings capable of maintaining the highest degree of comfort and security at all times. The Building Monitoring Systems (BMS) have been designed to, as the name suggests, monitor the building services at all times. These systems are fully computerised and incorporate Direct Digital Control Systems which monitor all temperature and security points in the building. Central Plaza has a Honeywell EBI automation system.
Energy Efficiency
The Building Monitoring Systems optimise the operation of all systems and minimises operating costs for the building services. The advantages of these systems are: *The air conditioning system utilises "free" outside air cooling when climate conditions permit. *Optimum start/stop programs minimise the system operating hours. *The building computer logs energy usage for all systems.
Airconditioning
Conditioned air is delivered through dedicated air handling units with each floor having a minimum of 12 separate zones so that specific areas can be individually controlled. Additional zones can be added to meet the requirements of each tenancy design.
Temperature Control
The Direct Digital Control system, enables Central Plaza Management to control temperature, providing the following advantages:
- Room temperature and air supply in each tenancy is monitored and can be lowered or raised from the computer keyboard;
- New office layouts and additional meeting rooms can be easily accommodated;
- DDC controls provide distributed intelligence and continue to operate if the building computer or mains power fails.

Internal Loads
- Lighting - 14W/sq metre
- Equipment - 10W/sq metre
- People - 1 person /10 sq metres
- Outside Air - 7 litres/sec/person
- Circulation Rate - Minimum 3.0 litres/sec/sq metre @ design loads
Summer
The system has been designed to maintain an internal temperature not greater than 24 Degrees C & 50% RH, coincident with a maximum outside air temperature of 32 Degrees C DB and 24.5 Degrees C WB with the above stated internal load.
Winter
The system has been designed to maintain an internal temperature not lower than 21 Degrees C with a minimum outside air temperature of 10 Degrees Celcius.
Lifts
Central Plaza incorporates lifts that are electronically monitored to ensure the most efficient system of service. A total of 19 lifts service the buildings. A service lift operates to every floor, located separately from the passenger lifts. This enables delivery of goods or larger items during office hours but without interfering with passenger lifts.
Communications
There is a 2400 pair telecommunications cable supplied into the building Main Distribution Frame (MDF) on Level 4. A 150 pair cable is supplied from the MDF to the Intermediate Distribution Frame (IDF) of each floor. A 25 pair cable is run from the IDF to the Final Distribution Points (FDP) of which there are 8 per floor.
Broadband Services
In addition to the above standard copper service, a number of carriers have installed fibre optic and other broadband technologies to enhance the service provided to the building tenants. These services are available from Telstra, Optus, AAPT, Intrapower and UECom. Contact details for these carriers can be obtained from Central Plaza Management.
Mobile Phones
Telstra have installed an "In Building" antenna system for their digital mobile phone network and this provides full coverage from the basement to the roof including the lift cars.
MATV (free to air)
Both buildings have been supplied with a MATV system to allow tenants to install free to air TV and radio points within their tenancies. This system is accessed from "F" type splitters located in the electrical riser.
Foxtel
Central Plaza is cabled for Foxtel and access to this service can be organised through Central Plaza Management.
Lighting
Lighting has been designed to provide a nominal area illuminance of 400 lux at desk height. Exit and emergency lights are provided off a central battery system on an open plan basis. Tenants provide single point units as required to suit tenancy fitouts.
Electrical
A Tenant Distribution board providing 100 amps , 3 phase with 6 metering positions services each tenanted floor. The supply to each distribution board is tapped off a 400 amp 3 phase and neutral rising sub-main cable shared with four other floors via 100A fuses
Standby Power
Central Plaza is one of the few developments in Australia to have generator facilities ensuring 100% power at all times. In the event of mains failure or disputes the generator is instantly activated and standby power is available within 120 seconds.
